LEAD-BASED PAINT ASSESSMENT
Lead-based paint and lead-contaminated dust are some of the most widespread and hazardous sources of lead exposure for young children in the United States. Approximately 29 million housing units have lead-based paint hazards including deteriorated paint and lead-contaminated house dust. About 2.6 million of these are home to young children.
A lead paint inspection tells you the lead content of every painted structural part (doors, walls, windows, etc.) of your home. However, it won’t tell you whether the paint is a hazard or how you should deal with it.
A risk assessment tells you if there are any serious lead hazards, such as peeling paint and lead dust, and what actions to take to address these hazards.
Our LBP (Lead-base paint) assessment includes dust wipe sampling and X-Ray Fluorescence (XRF) Analyzation. For dust wipe sampling, A visual inspection is conducted first to ensure accurate results prior to sampling. Once visual inspection is passed, a dust wipe sample is taken on a floor and windowsill. One common area and all bedrooms are sampled within the property. Results are submitted to a lab for analysis. Also, the XRF Analyzer provides fast qualitative elemental analysis. Lead Based Paint can be detected simultaneously, with good quality spectra obtained in seconds/minutes.
PHILADELPHIA LEAD SAFE CERTIFICATION
As of October 1, 2020, landlords are required to test and certify rental properties as lead safe or lead free, regardless of a child’s age, in order to A) execute a new or renewed lease or B) receive or renew a rental license.
To test and certify that a rental property is lead safe or lead free, landlords should hire an approved/certified lead professional.
